Levels 1–2 of the Spark and Glow towers hold 32 commercial units (16 per tower). Under the latest policy, shops are sold by transfer of the sale and purchase agreement.

Single-storey shops: nos. 15, 15A, 16 in the Spark tower and 01, 02, 03 in the Glow tower. Per the developer’s commercial floor plans and unit list; the official area is the one in the contract.
Spark tower level 1 plan
According to the illustrative plan, the Spark tower shops are arranged around the residents’ lobby on level 1. In two-storey shops, the level 1 part is about 74.7–126.3 m² and the level 2 part about 89.1–167.3 m² gross.
Transaction type & latest policy
The shop policy for 01/08–30/09/2026 has expired. Its structure, for reference: VND 300 million deposit → signed agreement → notarised transfer contract → developer confirms the transfer.
- Early payment: 9% discount.
- 70% Techcombank loan: 0% discount; 0% interest until 6 months after the handover-ready date or 30/06/2027 (whichever is earlier), then a 7.5% p.a. cap for 24 months. Not available to foreigners.
- 1% discount for new customers / 2% for Masterise Homes residents, subject to the policy’s conditions.
- A gift of 3 chỉ of gold (VND 45 million, deducted from the price) and 36 months of management fee support.
Buying on the transfer (resale) market
- Typical costs: 2% personal income tax on the transfer price and the notary fee for the transfer contract; 0.5% registration fee when the certificate is issued. Who pays which cost is agreed between the parties.
- Check before paying a deposit: the original SPA, the amount already paid to the developer and the status of certificate issuance.
- Sale prices and shop rents are not published in the documents — Happy Land sends prices per unit when inventory is available.
